Detached Two-Story ADU
Full structural package for a new two-story detached ADU (265 sq ft per floor): foundation, floor and roof framing, shear walls and connection details.
Scope of work
- Foundation, floor joist and roof framing design
- Shear wall layout and schedule (2x4 DF-L studs at 16" O.C., 5/8" gypsum, 8d nails at 6" edge / 12" field, R-19 insulation)
- Beam and post sizing
- Lateral analysis for wind and seismic loads
- Connection details and wall elevations for both floors
